@Mary Stead The apartment world can be a very different world from typical 1-4 unit wholesaling residential; that's awesome that you are taking on the challenge, I would love to hear any successes you have had so far! The little that I know about the apartment world of RE, it's a lot of networking. My advice, search online for all nearby apartment complexes, and filter out the ones that look distressed. Also, try to find which ones suffer for the most vacancy; there may be more motivation there! Good luck

@Randy Steele One of Venmo's primary reasons for starting up was for tenants to have easier ways to pay rent. Paying rent is 100% allowed and encouraged by the Venmo team. However, there can be user specific restrictions, which might be what your tenant is dealing with now. Have him give the Support Center a call!

They will be able to look up his specific user preferences, restrictions, etc. and uncover what the issue is!

@Brandon Glasgow Did some light digging Here. Some good information, but seems like most options were already listed above. It's annoying when super specific scenarios arise like this because you're obviously not thinking about them when you're getting ready to rent a place. I'm glad you and your family were able to use friends/family to find places to stay, although it is inconvenient. $63/Day is extremely low for around the East Bay for hotels, especially for your family size. Not sure how much that varies per insurance company and per insurance plan. Also glad you are month-to-month, so if they uncover more water damage issues you have the option to leave. Communication is key between landlord and tenant, so as noted above, track and photograph the entire process; transparency will always take you farthest. Hope this gets taken care of soon!

@Olga Levin It's not something I have personally tried (yet). However, I have heard of a few people having success with these lists. Haven't figured out how to sort the type of building code violations yet, but will keep you updated! I think the thought process behind it is that if you can find homes with multiple closed building code violations over an extended period of times (a few years) they may be motivated at this point to want to sell their home
