@Rob Beardsley, yes I paid all cash for property and rehab. Something I'm looking for in the future are partners that can help with the financing aspect of the deal. I have a decent amount of cash to play with but my lack of credit is some what hindering me from scaling right now.

Here is a quick update of my current project. I am finishing up a SFR flip in the Upper Lawrenceville neighborhood of Pittsburgh. I purchased this 2bd 1ba for 78k and will be all in for around 145k. Comps are about 225k but there are a lot of houses on the market. Prior to starting this project earlier this year I was investing in Oregon before I relocated to PA for greater opportunities. This is my first complete gut and experience with plaster and lathe. This property was built in 1900 so all the knob and tube, window weights, and true 2x4's were fun to see. The bones are very solid so only a little framing was necessary but everything else is new from the ground up. The main feature downstairs was removing two walls (one load bearing) and leaving the 100 year old fireplace free standing. I ran electrical for the tv to be mounted in the living room and usb plugs where I'll be mounting a "coffee bar" on the kitchen side of the fireplace. I am a contractor by trade and decided to take this project on by myself, although it was way slower it gave me time to learn the Pittsburgh market and build some local relationships. The plan is to hit the market at the first of spring priced to sell and dive right back into the game picking up a couple more projects. The only difference is that I will be licensed as GC in PA and tackling all future projects with my crew with a strict timeline. @Anthony Angotti I would like to make a minimum of $200 per door, but I would also like to be as profitable as possible. I know if I go to the hood and get higher returns I'll also get larger headaches. I'm also focused on finding an area that will remain a strong market if things slow down in Pittsburgh. Considering our declining population and lack of millennial migration to town I'm not sure of my best move. Half of me wants the 4-plex for 100k and add value, but the other half wants the security of university/hospital neighborhoods with less cash flow. Just trying to see things from different angles and other perspectives.

Thanks @Jeremy Taggart, I'll probably take you up on that. I love the potential for the are and I'm looking to pick up a couple multi families in the near future. I'm definitely unfamiliar with the area though so I'll be starting my home work shortly. I work in residential construction so we might find some value together.

I'm currently flipping a SFR in Pittsburgh (lawrenceville) and am looking to transition into rentals after I complete this project. I'm currently working for a construction company with plans to become a GC next year. Im looking for great value added opportunities in Pittsburgh. Not sure if I have more opportunity in the lower income markets or around the university's/hospitals. Any thoughts?
