No I've personally done 8, and about 15 for other investors in Pittsburgh, PA. I have a crew of 10 that work for me (Pittsburgh Property Remodelers LLC) and we currently have 3 full rehabs going right now. (Penn Hills, Squirell Hill, and Lawrenceville) I've recently partnered with Liz Kazeva and opened PGH Property Buyer here in Pittsburgh as well. We also wholesale and do some buy and holds. She's in charge of deal acquisition and I manage the construction side of things, utilizing my crews on all projects. We do everything in house from flooring to roofs and all that falls in between. We sub out HVAC, rubber roofs and carpet install. This project was for another investor whom is a friend, my crews just did the rehab on this one. I have posted a number of my personal flips as well. The Upper Lawrenceville flip was a complete gut.

This was a four week project for us. New floors, new paint, new kitchen, new baths, subway tile, new plumbing, new soffit and more......

We did this one for an investor friend of mine so I hooked him up on rehab costs. He purchased for around 16K and I charged him 35K on the rehab. Once again he's a friend so I worked with him on the the repair costs. Owning my own construction company I can do things rather inexpensive. Not exactly sure on his final ROI though.

Here's some before and after pictures of a flip we recently completed for Urban Capital Group here in Pittsburgh. I can't give exact numbers but I know they did pretty well on this one. Please share your thoughts and feedback.

Here's another one...... This flip ARV was $82,500 so we refinished the cabinets instead of replacing and tried our best to keep things inexpensive. I'm happy with how it came out but please share your thoughts. Thanks

Here's another Flip, we teamed up with Liz Kazeva and PGH Property Buyer with this one on the North Side of Pittsburgh. Purchase was $23,500, Rehab was $41,000, and it's currently under contract @ $105,000. Multiple offers the first day on market. We had our challenges getting the LVL delivered as the truck couldn't make the turn. It was a tight squeeze setting up pump jacks to install siding, but we made it work. Very happy with the final product and how my crew performed. Please share your feedback! Thanks

This was definitely a fun project although it had it's challenges. Knob and tube wiring, load bearing walls, and the fact it is a 118 year old meant nothing was square. This was a personal project where I did majority of the work myself (hung all drywall...140 sheets, gutted it, painted it, you name it) I brought my crew in to put on the finishing touches. I'm usually asked why, well I was in the proccess of growing my two construction companies at the time and didn't want to take man power away from that. Fortunately those days are behind me and the project is complete. Purchase price was $78k cash, no hard money, $75k on rehab, and sale is $245k. Please share your thoughts and feedback. I'm off to my next project.........

Hello Everyone,

I am a local contractor in Pittsburgh Pa that does a decent amount of flipping and wholesaling. I have recently partnered up with PGH Property Buyers to maximize our strengths. I am struggling with setting up the system for my KPI's on the direct mail marketing side of things. Construction has always been my wheel house so that was a very easy process to set up back in the day. I've watched a lot of videos but am still struggling to transfer all the data to an excel sheet. I looked into syncing everything on Podio but once again I'm a contractor and the tech side of things isn't my strong point. Any help is appreciated!
