@Aaron Klatt It’s in Mt Washington which I would consider a C neighborhood. I have licensed plumber/electrician on payroll and will be doing all repairs in house and absorbing a little bit of labor on my shoulders. Although I have 3 crews on payroll. We do cosmetic rehabs all day long under $25/sq ft. One is cosmetic two need plumbing and electrical but once again my plumber can repipe a duplex in 1 week @ $20/hr. Similar numbers on electric. Furnaces will be a big hit but other than Hvac it’s all in house. I will keep everyone posted with budget and progress. This is a deal we are closing on next week in Pittsburgh PA. It's 3 duplexes, 2 are really rough and one is currently livable. With our in house construction team we will do the rehabs probably cheaper than budget but we are being conservative on numbers. Let me know your thought please.

I used the Rustoleum kit a few years back and wasn't happy with it. But even with that it's all about the prep

Refinishing cabinets is all about the prep. The sanding and primer. If they are not sanded properly the new paint will never stick. And if the proper primer isn't applied they will bleed through the old color or the paint will easily chip off. BIN, Zinsser’s shellac-based primer is a great product I would suggest using. We always spray the cabinets as we don't want any brush or roller marks.
