It would be smart to keep your current tenant, especially if they are paying rent on time. If you do not have the money to assist your grandfather right now in terms of rent, maybe you can help him find a more suitable option, especially since he will be paying full rent at your apartment anyway

Agree with @Abel Curiel, New York City is a tricky spot for "house hacking", but queens, brooklyn, and even some parts of Long Island would be good places to start

New York City is an extremely tricky place for real estate so it is understandable that you want to stray away, but why not look more upstate?
