Market of the Moment: The good news? We almost doubled the amount of active homes in SL County under 600k! The bad news? We only doubled the amount of active homes in SL County under 600k.

Here are the month over month stats for February 2020 vs. February 2021. Median home price increases are double digits in all four counties along the Wasatch Front.

Market of the Moment 2/26/2021: If only my waist could be as tiny as our inventory right now! 108 homes under 600k active in Salt Lake County. Are we going to go under 100 by next week? This is a tough market for buyers at all price points. We simply need more homes for sale.

Great time to sell if you aren't buying another house.

Market of the Moment 2/19 (a little late since I was in Zions on Friday): I checked actives in SL County under 600k, single family, today and there are now 110. So that means 11 homes went under contract over the weekend. The number of pendings is staggering in comparison to actives and solds. Will the vaccine rollout help increase inventory? What's your opinion?

Market of the Moment 2/5/2021: It is a sad state of affairs with only 162 homes active in all of Salt Lake County, up to 600k. My buyers are definitely feeling it. Offers are going 10's of 1000's over asking with appraisal waivers and money ABOVE appraisal even. We need more inventory. If you have an investment property you've been wanting to sell, NOW IS THE TIME.

The January 2020 numbers are in. Our lack of inventory is really driving prices up. If you own rentals and are thinking about liquidating any, NOW IS THE TIME.

Days on market for homes that closed last week are so small! We only have 142 active single family homes in all of Salt Lake County under 600k. Sellers are still reining supreme, however, based on price reductions in the higher price points, people are still gauging what is too expensive.

Market of the Moment 1/22: A small bump in inventory in some price points, fewer solds in the last 7 days. It is tough out there for a buyer right now.

Inventory is still very low, especially under 300k. If the weather stays nice, we may see some additional inventory hit the market. One thing I've learned as an agent, most people don't want to go look at houses in the snow.

To get us started, let's look at the increase we've seen in median price from December 2019 to December 2020. There is a graphic for each county along the Wasatch front. Wow!
