Market of the Moment - 12/18/2020: Our market is going into a frenzy with this lack of inventory. 32 houses less in the 400-500k range since last week. I've listed three homes in the last three weeks, all under contract almost immediately.

Market of the Moment: Inventory is playing a game of limbo, how low can you go? We closed more homes this week by 12, once of the reasons all the pendings went down. Due to inventory, buyers are not complacent based on the time of year.

Market of the Moment: Inventory continues to drop. Salt Lake County has 613 single family homes active as of tonight. Buyer demand is not slowing. We haven't had heavy snow yet, which usually has a slowing effect on the market, but what about 2020 is usual?

Here are the month over month housing performance stats for November. Our market is SO healthy. I'm on track to have 6 more closings by end of the year. The lack of inventory is canceling out the holiday slowdown we normally see between Thanksgiving and the Superbowl. Can't wait to see what December and January look like!

Market of the Moment: Actives and pendings down in all price points this week. Slight rise in days on market. As we move into Thanksgiving, the market doesn't seem to be pumping the breaks. Seller's market. The real question is, when do we think inventory will get back to pre-pandemic levels?

Market of the Moment: We have more closings that newly active across the board this week. Most of us are wondering what kind of seasonality we are going to see given the late start due to COVID, the shortness of supply and the election results. My bet is that with such low interest rates fueling the buying and refi-ing, demand isn't going to slow. The real question is, will sellers want to sell during the holidays or will we see a tightening to an already tightened supply? What do you you all think?

Here are the year over year updates we've seen in median home price in the four counties along the Wasatch front; Salt Lake, Utah, Weber and Davis counties. These are comparing median home price last October (2019) versus this October (2020). Tell me where else you can get this kind of return? Real estate builds wealth.

Hi @Aaron Knoll, I think there are a lot of out of state investors.  While California is a major source of folks moving to the state, I've been helping folks from the east coast and Oregon/Washington.

September Year over Year numbers are in and the results are astounding. All four counties along the Wasatch front saw double-digit appreciation in median home price between September 2019 and September 2020. Get into it!

@Jeremiah Maughan, I agree.  I'm telling a lot of my buyers to shoot for homes that are 10-20k below their max because everything is getting bid over asking.
