Market of the Moment 7/9/2021 - We are consistently staying above 300 available homes, which is a 30+% increase from earlier this year. July is a great time to get a house under contract as more people are on vacation so ten offers on a house may become 2 or 3. If you are searching, this is the month to get something under contract.

With the first half of the year over, we’re experiencing some increase in inventory. Days on market are going up and houses are getting less offers than a month ago. If you are in the process of buying, now is a good time to stay in the game. Houses that would have had 10+ offers in June are getting 4-5 offers right now. This is your chance!

Month over Month 2020 vs. 2021: Median home price appreciation in all four counties is REDONKULOUS. The first half of 2021 has certainly delivered. As we move into July, we see a seasonal slowing, which is healthy. If you own real estate, you have built wealth over the last year without even trying.

Inventory remains above 300 which is progress. Days on market are still brief. I list a home about every other week, and I have noticed a reduction in the number of offers received. In March, I was getting 20-30 offers on a house. The last few, I’ve had 7-12. Still multiple offer situations, still going above list. The question is, are people winding down for summer or are people holding off on looking because they’ve been frustrated with the market? What do you folks think?

Our inventory is creeping up. Slowly. June is typically one of the biggest listing months and this year, while it is more than previous months, we are still in a drought. So ration your water and sell your house!

We have seen a small increase in inventory over the last week. The days on market for homes that have sold in the last 7 days are historic. Inventory is still as skinny as a hipster wearing jeggings, remember those?

Single family homes are appreciating at such a fast rate right now. Here are the median price changes from May 2020 to May 2021. It's breathtaking. Our inventory remains low but is slowly improving. With masks being required in less and less places, the question on everyone’s mind is are people ready to start listing their homes?

While days on market are remaining short, our inventory is slowly picking up. Real estate in Utah is no day at the beach, she says from Puerto Vallarta.....adios amigos!

We’ve crossed over the 200 mark, just barely, with active homes this week. As May rolls into June, the jury is out if we’ll have more inventory.
