i'm not sure about your obligation to the tenant, but most tenting for termites use Vikane gas which leaves little to no residue or post-fumigation clean up. I recently tented our home and as we were educated by the company and additional research ,we did not need to wash clothes, dishes, furniture etc unless you were more comfortable doing it. We did light washing of some dishes/utensils only. If your tenting company is using Vikane, educate the tenant and they should be fine.

Love this inspiring deal with your daughter!

@Shane I recommend Investment Realty. Prior to finding them a few years back, I had to fire 2 PM's. IR has not let me down at all, very reliable, responsible and accountable.

@Aaron Xie City Place PM is well set up to manage. I have several OOS properties that they manage.

Very first property purchase, ever, a new REO condo in 2011 for OOS college daughter...who decided not to live there. Big mistake…not. Been rented for all but 2 weeks since then, cash flow then $225/month to $550/mon today. Purchase price $110k, current value $275k. Refinanced and have not looked back.

If any give is preferred, a card in my opinion is sufficient.

Accurate comps.  Size, neighborhood, what's included with the property, updates etc.
