@George Taylor you mentioned HML and then rolling it into a conforming loan if you plan on keeping and renting it or to fix it and sell it. When you say conforming loan, are you talking about a rolling it into traditional residential refi with a bank or another HML? I'm thinking of doing this and wanted to refi with a regular bank who offers lower rates. All the HMLenders i've spoken to require the purchase to be in an entity/LLC, so on the backend it's difficult finding a bank that will refi an entity at a lower rate. Hope I made sense, is this correct?

I've worked the numbers to purchase a package of 5-10 SFH's and they are great, but need guidance on what strategies would work best in conducting such a transaction. I've purchased individual rentals in the past, all via conventional mortgages and 20-25% down. To purchase this package, is there a way to package this deal where a bank would finance this as a residential loan and include all closing/escrow fees together, or would this be considered a commercial loan requiring going thru a commercial lender or hard money lender? I can't foresee going thru 5-10 individual transactions at the same time, submitting EM, signing docs, appraisals, inspections, insurance, title etc....unless that's the only route. Thanks
