Thanks @Clayton Mobley, i read your older post in the link you provided and will definitely heed your words of caution investing in out-of-state RE.  I agree there are turnkey predators and need to do all due diligence.  I plan on visiting Indy for a buying trip and meet up with contacts on the ground whom I'm building trust with now to ensure i'm purchasing 'near turnkey properties' in the right neighborhoods, below retail price and have a solid team in place in order to cash flow for the long term.

Welcome to BP @Mitchell Rubinstein.  I'm also looking at out-of-state RE investments and will definately heed the cautionary words of @Dustin Cook and @Clayton Mobley.  Have been pounding various Indianapolis realtor sites but there are too dang many new and reduced 'almost turn-key' properties to analyse that it's gotten very frustrating.  I plan on taking a buying trip to Indy in the very near future and meeting with some contacts on the ground to ensure I'm investing in the right neighborhood, at the right price point that will ensure long term profitability.  Best to you.

@Danny F. I actually was referred to a small local bank in the area that provided financing, which i later refinanced 6 months later.  Having contacts in the area, whether it be realtor, PM, or contractor can provide great referrals.

@Ryan Poske thank you for the welcome and appreciate the advice. I may look at turnkey if the numbers work within my goals.
