Another question is if the AVR was calculated correctly then should have x% built in. So in your buildout either concede something to fix the water/roof issue, eat into your profit, or ask for better deal.

definitely not worth 3k if you are starting out. Other extensions are available too, like .us, .biz or .pro, to name a few.

@Brady Boyer Seller probably just doesn't have them. Does it raise a red flags? Sure. Enough evidence to back out of the deal? Probably not. Is he blocking any other requests? Are you still doing an inspection?

Would the following scenario change the pre-approval amount or condition? Would you have any concerns from a lender perspective? My spouse and I get pre-approved then prior to the deal going through one of us has a decrease in income. For sake of argument let's say the property rental income will cover all expenses.
