@Craig Castro there is a lot of great content in these comments for many people to learn from! I cannot speak to lack of action because I am also still in the preparation stages, but I can speak some to adjusting mindset by recommending you listen to Dr Jordan B Peterson. His lectures and interviews he does are remarkable and causes you to look on yourself is a totally new way. I have listened to hundreds of hours of his content including 2 books - 12 Rules for Life- and -Beyond Order- changed my life. Some twist him to be solely a political pundit, but actually listening to his talks will prove otherwise, causing people to reach to higher purpose in life. Caused me to straighten out my mindset and take responsibility for myself and those I have influence with.

Perhaps look into a Streamline refinance. From what I hear it's lower closing costs, maintains current amortization and drops PMI.

If a PML wants to sell a single performing note should they just take it to a local bank and offer it for sale? Are there websites they should use for this kind of sale? How long after the note is tendered should the PML Wait to sell? If it is early on in the note would they be able to expect to be able to sell for premium (more than the principal balance) for a faster return on their investment?

Live frugally. Under your means. You don’t need the brand new car. You don’t need to eat out 7 days a week. Use credit cards for your monthly bills ONLY - and pay the bill.  

Me personally, I bought an 04’ Chevy Impala 6 years ago for 3k. I’ve put less than  4K into repairs. 7k for 6 years of transportation is a good deal to me.

Post no unauthorized parking signs- towed at owners expense l- and let a local tow vender know when to come and grab them. When their clients have to get their cars from a lot and pay an additional fee, it will fall back on the mechanics business quality. I think he will get the hint very quickly.

I am also looking into developing self storage. Some of the answers I’ve gotten from others. I’ve been told development costs between $35-$45 sq foot plus cost of acquiring land. If you can figure out market rents and how much land costs and how many units can fit in that land, you’ll better be able to crunch the numbers.
