What are the pros and cons to STR condos? Should investors generally shy away from condos doing STR method? I personally feel they would be less desirable but I don't know if that is my personal bias getting in the way.

I don’t know about Atlanta Ga, but in Ohio for a tenant to withhold rent due to maintenance, the tenant would need to open an escrow account with the county and pay monthly rent into that escrow account and those funds (paid by the tenant) would have to be used for repairs.

And unless you are citing something other that the national eviction restrictions, you can still evict a tenant for non payment unless the tenant can prove that they have been financially impacted directly due to the pandemic.

I ended up just door knocking the neighbors to see if they had his number. No response to call voicemail or text. The neighborhood out in petition to city council about his house so maybe I’ll hear back from sooner than later. Thanks for the tips everyone!

BP podcast 595 just went into great detail about this very topic about when to use what kind of protection in your real estate journey and was very clear that LLC does not grant true anonymity. It will until someone either looks up the owner of the LLC or sues you. Episode 595 gives great insight.

I am fully stumped on this one. Both property shark and county sites have his current address as the clearly abandoned house. I have it on good authority it has been this way for at least 8 years. Every phone number I’ve found online is a dead end.

I have found a vacant house that would be I believe would be a solid brrrr or flip but I am having trouble nailing down a current address or phone number of the owner. Any tips to track this fellow down?

Yes, you do not pay taxes on money you borrow. That's the beauty of refi and the BRRRR method.

My father-in-law just purchased a home that was involved with Homestead Reduction. The previous owners had it for 10 years but did not qualify for the reduction, but the owners before them did. The county didn’t remove the Homestead Reduction until my father in law purchased it and is now being told he is responsible for the last 10 years of unpaid (improperly reduced) taxes to the tune of some 12k. He is actively trying to fight that now.
