I am currently working my way thru the Books offered on BP. Now I am looking for a book that is more nuts and bolts on the non RE side of a an RE business. Any suggestions?

@Troy DeLong Several lenders in my area have been know to waive the 6 month seasoning period when it comes to cash purchases (including HELOC.) id say it's worth looking look into it, save on some holding costs

Huntington in my location is doing 90%. Don’t know what the interest rate is though.

Just curious if anyone has had experience with using an Equity Partnership with a Bank or other financial institutions for SIngle family or small MF fix and flip/ buy and hold? The thought popped into my head last night and wondered if it was even a thing.

I have heard of something called Series LLC. Is that something that has been legalized in Ohio? If so, what are the benefits and drawbacks of using this method?

Something to look into just to be sure, while I was renting In a duplex the same thing happened. There was a lot of rain but the main reason for the back up was roots had worked their way into the pipes. You could get an inspection to be safe in future.  Old boss always told me “One ounce of prevention is better than 10lbs of cure.”

I am currently building my primary residence here in Ohio. My home will be complete in November of this year. Total cost of the build was 425K. I will be carrying a 350K loan on this property. As of January of 2021, it was estimated value was 455K but I anticipate it to be valued more closely to 470K at time of completion. Is it wise to use a HELOC on my primary residence to begin rental investing? We plan on beginning investing in spring of 2022.
