Post: Modular and Manufactured homes in NJ

We have about 1100 square feet of land and have been considering putting up a Single family (maybe 2 family if space and budget allows) modular or manufactured home.

I don't think there's such a home in my city so being first to market is exciting and scary at same time. I'm just trying to learn as much as I can.

Looking for some insights, suggestions, pros/cons, real time exp, potential pitfalls fro anyone willing to share.

I really wanna go alls deep with my deal analysis for properties in my market. I'm looking to connect with any contractors or tools/resources that help me calculate cost of materials as accurate as possible. 

Can anyone refer any sites/app/forums that can be use to determine and calculate material cost like; roof materials, HVAC, foundation, ect. I'm in the Essex county Newark NJ area, I'd like to connect with any contractors that are ok with me reaching out to inquiry about material/project cost.

Yes the cost for a commercial W & D unit is up there but that's a major reason why if i install I want to add a usage cost and to avoid over usage by tenants. If i put a regular  W & D in this  a 3 family it'll break so and i'll have to pay repair cost either way.  

Thus far I've researched Speed Queen, which seems to be a reliable staple in the industry and markets itself on the reliability and durability  of their hardware.

I'm just trying to get my head around the install an hoping to connect with someone who may have done such a project already

We're considering adding commercial W & D for in unfinished basement extra cash flow and maintenance. Does anyone have any insight or exp on such a project on a 3 family unit? 

I'm wondering how profitable it would be considering the the cost to build and maintenance. Any insight or even referral to a comp or contractor is appreciated. We're in Newark NJ.

We have one multi-family unit and inherited my late grandmother condo this year.
Condo isn't free and clear. The current mrgt is not competitive to mkt w/ rate so low.

We're considering how we can refi dip into the equity to purchase another multi-family unit in the area. What are some of the the requirements of me and/or some of the majors challenges faced during the underwrite for such a goal?

Good luck on your search, I hope you find your ideal property in Essex county.

I dont have decades of exp in the REI game like most of the folks advising you but I've been house hacking in Newark NJ for almost a year now and I grew up in the area so maybe my two cent can hopefully help a little bit.

From my exp I've learned i have to be more hands on and in person when cooperating with City Hall sometimes. The city workers tend to drag their feet and it can be hard to get diligence done if you only call and or email. This can be annoying especially is you juggling a FT in the start.

When it comes to rents comps Newark can really vary from block to block/ neighborhood to neighborhood and that's sort of the same case when it comes to crime (although it is getting better).

Good morning/afternoon/evening wherever you are! 

I wanted to ask my fellow landlords and/or property managers if there are any type of Tenant Grading system to use when screen prospective tenant?

I’m working on building my tenant screening process from start to finish and I want to implement a grading system. I’m wondering if such a tool or method already exist.

I’d like to add to my system some effective way to grade prospects based on credit, income, criminal background, ect. 

As always any insight is more the appropriated!

Hello BP members! 

Good morning, good afternoon and/or good evening to you w/e you are. My name is AL-Teef Jones "AJ." I've been a BP member for a while, and I finally made the upgrade to PRO thus I wanted to re-introduce myself as a Pro BP member and reconnect with other member as we journey the REI game.

A little background on me; I'm a Newark, NJ resident and investor. I have my first and only property (for now) in the Weequahic section of Newark where I house hack. At this stage of my REI journey I'm more inclined towards buying and holding as an investor. I've had this property for a little more than a year and learned soooo much thru my experiences yet still have much more to learn. I know the journey doesn't end and that there's always some sort of advancement that forces the good REI to adapt. My goal is to have REI be my vehicle to escape the rat race and fire my employer!

Although I’m still relatively new to the game I look fwd to being able to share experiences, methods, insight with all of you as we grow during this journey. I would love to link and network with any investors in the northern Jersey area particularly Essex county. There’s enough wealth for us to all eat! Let’s get it!
