Commercial Washer and Dryer

We're considering adding commercial W & D for in unfinished basement extra cash flow and maintenance. Does anyone have any insight or exp on such a project on a 3 family unit? 

I'm wondering how profitable it would be considering the the cost to build and maintenance. Any insight or even referral to a comp or contractor is appreciated. We're in Newark NJ.

I am considering the same based on the fact that tenants over use and overload the household washer and dryer I have provided. The units are 3 years old and damaged already from over use. 

I still want to provide the amenity but I think people will use it more prudently if they have to pay for it.  

I don’t see this as an additional stream of income though. Just a way to provide value in a way that limits maintenance on my side. 

With that said though. Commercial units are pricey and I don’t know how reliable they are.
