I have come across a lead on a SFR home in 87108. Is there any information that you as a local investor can impart upon me? Are there any local wholesalers, investors, or realtors (CMA/buyer rep) that you'd advise I work with or steer clear of?

Post: St. Paul Minnesota- House- Water Lien

Can anyone tell me about the St. Paul real estate market. I've just gotten a call from a lawyer representing a seller who has a 10k water lien on his property. 

1) Are water liens commonplace in MN- and is it handled just like a tax lien? Pay off the lien, during the course of closing.

2) How is the REI market in St. Paul?

3) If I were to get this property under contract, do you all feel an investor would pick it up?

@ Jason Hirko- Thanks, definitely good to know. I wouldn't imagine the tri-level being all that terrific for an older couple. It  looks like its a little closer to Fredericksburg than Boerne on google maps. Looks like 16 to Fredericksburg and 10 to Boerne

@Carrie Hiner- My thoughts exactly

@Brian Phelt That's kind of what I was thinking since its outside SA, Austin,You we wouldn't be on site to maintain. Depending on how the reno numbers work out we'd either wholesale, purchase/flip, or rent out.

@Derrick Williams the owner told me the exact same thing. she said there have been several flips in the area, but also bc the lots are nice sized that many folks are running them like b&bs as @Brian Phelt stated. I looked it up on the map and its fairly close to Fredericksburg

Hey everyone, a seller reached out to me from Kerrville texas. She has a tri-level that she'd like to sell: 

1116 Monroe Dr

Kerrville, TX 78028

Asking 113k, but the property needs a lot of work.

It isn't listed, and they have a price that they want/need. Does anyone know if kerrville is a good place to invest? I've looked it up and its a smaller town, with not much industry going on. About one hour from San Antonio, and two hours from Austin & San Marcos. We've got a contract in place that leaves me room to exit if 2 local contractors come back with high bids, but does anyone know anything about the area?

Hey Clarissa- get a local partner to help show you the ropes while you lean how to structure a deal. Don't let the leads go to waste, but definitely don't shoot yourself in the foot. Taking action is admirable since 99.999999999999999% of aspiring investors never do, but there is a minimum level of basic knowledge you have to have. If you don't know what the next step is, you can't be the authority in the situation. Knowledge = credibility. Good job on acting keep it up and soon you'll have the leads with the knowledge to act on them.

Hey everyone,

I'm just getting started and haven't established a rent to own buyers list yet, but I was contacted by a person looking to sell their home within the next 4 months. It's a huge 5/4 close to 4k square feet on a large lot with a swimming pool. He's open to lease-optioning the property as well as selling at a 10% discount. This doesn't have great margins, but he hasn't been able to sell it with a realtor. Any advice on finding him a rent to own tenant? I appreciate any input.
