My proudest moment in Real Estate was deciding with my wife to make our first real estate purchase  a live-in investment property. We went through many trials and tribulations- undependable,mia contractors when rehabbing, layed off tenants, negotiating rent payment splits, having a drunk driver take out 2 units, and having to take over for a bad property manager, but in the end it was worth it. The experience I gained as a landlord will be invaluable for the rest of my investing career. "Stuff" happens to everyone what matters is how you deal with it. Do you fold or keep going. I keep going and having that property enforced it to a whole new level.

@Charlie Fitzgerald Thanks for the advice and I absolutely agree. I'll make sure to not get bogged down. I want to act quickly which is why I'm starting with wholesaling where I could least likely cause a "fatal" mistake. Hopefully in the next few weeks I can update everyone on my first deal or at least on my efforts. Here's to swimming.

@Michael Lee Thanks so much. I appreciate the offer and if there is anything I can do here in Houston for you let me know. Hopefully once I get the requisite knowledge I can help as many investors as possible to get started and be successful. Knowing a construction expert is always a good thing. I expect I'll be on BP for the rest of my investing career, and have been perpetually singed in since finding it- there's so much to learn. Good luck with you education and investing endeavors.
