Good afternoon BP Community. I was contacted by a young lady out of DC who's looking to sell her home asap. I have an appraisal in hand showing it was valued 1/5/17 at $445k. I know it needs some work.. the kitchen and both bathrooms need to be rehabbed, the roof needs to be addressed and there was a leak in the basement so I was going to take that into account before I made an offer. My question to you all, is how is the DC market going at the moment? I know there's been a lot of talk about a bubble, but I wanted to seek out the communities input before I placed an offer. It's a really nice area, and I highly doubt I'd have any issues flipping or reselling.

@Chris Williams Thanks for responding. I believe that is the house. His numbers seemed on par with retail if that, not anywhere near what we'd entertain. I appreciate your input.

Hey BP-

I was recently contacted by a seller with a property located in 93711. The home is in the mid $700 range, but I wanted to find out whether investors were buying at that price point in that area. We typically stick with homes up to the $350k range, so I am a little out of my depth. Any insight?

Good morning BP folks-

We've been getting a lot of leads lately in areas where we have no infrastructure. We got a lead this morning on a home in Lake Arthur. Anyone know any local investors or really anything about the Lake Arthur market?

@Eric P. Thanks for sharing the link. That map basically says to avoid the area.

@Mike D'Arrigo  Since I don't have any infrastructure there I need to see if it'll be worth trying to get boots on the ground to reno/manage or if I can just assign the contract to someone local that's interested. I'll definitely reach out to you, if the deal goes through.

@Account Closed Thank you so much. I looked at the area on google maps and it definitely looks like a c-ish area I'm glad you were able to confirm. I assumed it'd cash-flow great b/c of the low cost of the houses... when you mentioned tenant screening a light bulb went off in my head. Unfortunately we don't have any infrastructure set up in that area...Does your company offer turn-key solutions to where If we bought it you could guys could renovate/run it, or are you all looking to expand your portfolio in that zip code?

Hey everyone-

I was approached by a management firm with a vacant property in 64127. I know nothing about KC except that the houses are cheap and the rents in the area are $5-$600. Are there any buy and hold investors in 64127 that can give me a little insight....

Hey everyone-

I got a lead on a home in a nice subdivision in Council Bluffs, Iowa. I've heard that the market is fairly slow there right now, but wondered whether there was any buy activity going on? Anyone know of actual investors pulling the trigger in that part of the country?
