I am in the midst of collecting probate information from the local courthouse to send off direct mail, and I was wondering on average what is the best time after the death of a family member to send of mail?

I want to be respectful to the family during their time of grieving but at the same time want to help the liquidate assets that they don't need and get deals done.

Yes, this is my first investment property and thanks for that advice as far as asking local investors. This is a SFH, but I checked the zoning laws and it doesn't prohibit the use of airbnb at all. It just seems that no one is going to bother with it. For me, it seems to be a good investment choice, houses like this are going for 70+ a night in my area so it could pay itself back quickly within a couple years if I can keep it full most of the time.

I have an odd situation I am currently looking to invest in. This property that has been on the market for close to a year.  It has 7 bedrooms and 4 baths, all it needs is a little cosmentic work nothing major.  It great potential for an abnb or just a good wondering a property at this level of potential other investors in my area haven't taken action on it.  Maybe its a sign to stay away, why would a beauty like this sit for so long?  Any ideas?

Love the opportutnity to talk with like minded people!  I am relatively new to real estate investing have just been reading books and watching videos.  

I am ready to start looking at deals and interested in finding out how to know if you're looking at a good opportunity to invest or not? 

In my area I see lots of hud homes and reos and no one taking advantage of them.  I see houses with 8+ rooms for good prices but have been sitting on the market for awhile. 

Other houses on the market with 4 bed rooms and 2 bathrooms that can't be sold for even 25,000.  

I was wondering why deals like these would sit for so long?
