Hi @Josie Stephens - I have been listening to the Rent to Retirement podcast recently and they have a big presence in the Akron market and I even saw some of the renovations on those properties and they are turnkey ready. I have read some really good things about @Zach Lemaster and Rent to Retirement. I would definitely recommend having a conversation with them to atleast see their inventory. I also own properties in Cleveland so if you just want to chat about the market there, feel free to reach out.

Hi Kenneth, the midwest markets offer a ton of potential to buy all cash and build a portfolio. I worked with a couple of turnkey companies to get started in the Cleveland market. If that is something you want to chat about, feel free to reach out.

Welcome to Bigger Pockets Steven! I have an unpopular opinion on the forums but I will share it none the less. BRRRR is a tough strategy at the moment because of the changes in the cash out refinance rule and the high interest rates as well. Add to that the skillset required in managing a contractor from out of state makes it tough to cash flow at the end.

Having done out of state investing for over 4 years now, I would prefer a renovated asset with a tenant and then slowly buying more properties once you get used to the market, tenants and potential repairs that come up. Feel free to reach out and we can discuss further.

Hi Jarred, the capital that you have should be good enough to buy something in the mid west markets. Traditionally these markets are known for good cash flow and stable appreciation. I am from Northern Virginia but I set up my portfolio in Cleveland and I started off with a similar budget. I would love to connect and find out more about your goals and see if i can add value. Quality Property Management is like 90% of the team in out of state investing I feel. If you don't have a smooth experience with managing your properties, it can become a burden very fast which will stop you from buying more than 1 property in a different state. 

This is why its important to know the turnkey company before you pick a property from their inventory.
