you make some valid points. Toronto appreciation in the past years have been insane. Where do you invest in the US and how to you balance with investing here and being a Canadian and living in Toronto?

Interesting discussion you had going on. If there is one thing I have learned so far is leverage. Borrow as much money from others as possible.

So what have you decided on? Any updates?

Any indication if the lenders will start to lend for student rental? Especially with the amount of student rental complexes being developed all-around ON (Waterloo, Guelph, Brock, etc). Why aren't they lending on student rental? And I find it interesting that investors are still able to close on them...are they buying it on cash?

@Mike Jakobczak when is the next meetup in Toronto? I would love to meet other investors in the area.

As for update on my endeavors. I sold one negative cash flowing property last month. One student rental is fully tenanted for the upcoming school year. Second student rental is a new build and closing will be late 2014.

I am currently looking for another student rental or duplex/triplex between Oshawa and Kingston. The plan is close on it in the next 3-4 months.

@Dominika M I am also from Brampton. If you would like I would love to connect.

Hi @Gary McGowan can you please clarify which properties follow the annual ON rent increase and which don't? I thought it was as simple as if a property was build before a certain date it was not subject to ON rental increases.
