I want to learn more about the VTB strategies. Any recommendation on a book, e-book or other resource that you have come across which explain this strategy in details?

Hi @Carrie W. welcome to BP. Your question was best answered by @Jon Holdman and I don't think I can do a better job. My personal opinion is that if you have a steady full time job or a career where you are not absolutely miserable, keep that and use your T4's and savings as your starter in real estate. I think it would much more challenging for you to change career and start from the bottom up. Don't forget that banks love full time employers.

little confused here but seems like there some personal arguing going back and forth. Lets stay to the topic everyone and respect each other.

Someone mentioned that the SSN was missing...what if you are a Canadian, filed taxes a while ago and have SSN? And what are some of the normal rates that non-residents are able to get, 7-8%, 50%LTV?

Hi BP,

I was introduced to a number of vacant land deals in the 1 to 2 acres range near Port Charlotte, Punta Gorda and Rotonda West area in Florida. The price range of these vacant lots was 5-9k and there are developments (SFHs) on the adjacent lots. 

I am investing from Canada. I would love to hear from an investor in that area what they think about this type of investment there.

Hi All,

I am glad I found this forum. I am in a very similar situation as @Joel Moore is. Have been investing in Ontario but want more CF and invest in the US. I have come across many turnkey property companies from the US but I have been hesitant to make a move. Mainly because I always build a relationship and network first before investing in a certain area. But also, once the high interest loans available for Canadians is included, the numbers don't look attractive anymore.

I am going to a US buying summit this upcoming weekend; its run by this company:

This three-tiered tax system is very confusing. Confusing because I have no idea who do believe. I have talked to accountants who say its not worth it. Then there are experienced investors that say if you are planning to grow your business than you should have one, even for your first property. @Gary McGowan here mentioned that its not worth it and I know he is experienced and connects with many others. Very very confusing to grasp this concept and make a wise decision.

Will continue to research and think about this.

@Pyrrha Rivers this is awesome! Congrats and keep it up. I remember my first purchase. I was so nervous that I thought my heart is going to fall out. Insanely nervous but I think a lot of investors feel that. Good job!
