I had same problem in CA, tenants had not paid rent, the resolution was simple, the tenant was using drugs I caught his buddies in the garage smoking something colorful, I called cops, they were gone, issue resolved.  Check if there is something police or law enforcement can do to get rid of problem tenant, usually they are doing some illegal.

Hi Brandon,

  sounds like you have professional tenant, I believer law in CA is your can't accept rent pay if you plan to evict him, 3 day pay/quit should accuratly shows what he owes plus  late fee if it's in the lease.   I would consult local real estate or eviction attorney in your area. 

I have primary residence and investment properties refinanced about 8 times last few years for various reason (remove mortgage insurance, stream line, lower rate, arm adjustment etc..).  None of the lenders would go for cash out, home equity, reverse mortgage or any other creative finance activities.  They just do "bread and butter" 30 fixed. After each re-fiance my credit score went higher!

Hi Brian,

  there are few other investor from cincy, I been emailing Steven Dean,  also investor in Cincinnati. I went to U.C and move out state about 10 yrs ago, last year I went to campus, I thought I was at Ivy league school, campus changed so much, do you invest near University or Clifton?  Where do you invst?

HI Carlos,

  I used to live in Tracy few years ago, stockton is a bargain for wholesaling, flipping, regardless of what happens with city, you should be fine, I would start with under 100K properties where crime is minimal and there is growth, I would not invest in higher in properties like Weston ranch area.  welcome to the site.

Thanks James, most of these people never come to seminars. They are in business of making money not teaching anything you can read or gain from BP or networking with other investors. Recently I attended Than Merril seminar, they are just interested to keep up-selling you to 5K seminar in which they can't guarantee your success.  The guy teaching the event looked like farmer they came out of a barn. They just go by different names, first it was Carlton Sheets, Russ Whitney, Kiyosaki, they are all being sued, just do keyword search (i.e. Russ Whitney scam). I'm sure you already knew all this :) Cleveland the only city with 3 sports teams!
