I would go to your local county Assessor or Recorder's office and have talk and check county records, many times what is the web site has not been updated properly or is in error etc..

There are some excellent deals in stockton, manteca, Tracy for entry level, new or very experienced investor willing to drive a little extra and have a bigger wallet, for what you can buy in bay area, you may buy an entire apartment complex or multi-family.  I personally a house in tracy, CA. It is very easy to rent.  Stockton is like the Detroit of West Coast, cheap deals.

Exceptional work, my day job recently remodeled offices, looks similar, the contrast between white walls, dark flooring, newer lighting, stainless steel appliances, looks great!.  In the shower area, is the wall lined with tile or another material?  great work!

Patrick B. hit on the dot. I just completed 2 refinances, one initially with Wells Fargo which took 6 months to complete, then another with a mortgage broker completed in 4 weeks then sold to another retail bank. The typical banks could care less, the employees are lazy, red tape, I have 800 FICO score, I would never get loan through traditional bank again. Go with mortgage broker with no cost refinance.

Great story, how did you get cash out of credit card or renovations or other cost, that usually considered cash advance?

Call the police, the may get arrested, cheaper than eviction :)

2004 Acura MDX, 2001 acura integra, both reliable bought cash from lease back or seller needed the money sold it at discount.  I don't want to worry about payments, high insurance, vehicle registration fees, older cars are cheaper to maintain thanks to parts being outsourced from china, taiwan.

Most major cities have land redevelopment office (department of real estate) or your state may own properties they want to get rid of for pennies on the dollar.  Check on that, usually you can do straight to their office and close on deal very quickly.  With your husband's background this should be good fit.

I personally would only deal with licensed agent and close with title company for them to do title search and grant GW deed so that if there is clouded title or liens on properties the owner or bank will pay it.  Otherwise wholesale deals are like thrift store, sometimes you find something very good deals, other times trash.
