Hello BP,

I would love to get some feedback, opinions, and personal experience from RE investors on what your thoughts of the 80-10-10 loan process?

Is it still an option in this market?

Pros and cons?

Would it be suggested to a 1st time buyer like myself who's looking at owning his first property, being a multi family and OOS investor?

And lastly any words of advice that the average person wouldn't know about that someone can provide.

If I was to purchase a property all cash, is there anyway to get that money quickly similar to doing a cash out refi?

Hello BP,

I am currently a new investor and have narrowed my first investment property type to be a multi family 2-4 residence.  On a separate note, I have learned that based on my finances I would be qualified to be an Accredited Investor.  Now, I would like to know if the better route for someone new would be to go the route and become an OOS RE owner of a multifamily doing my research, making contacts, etc or is it wise and financially smarter to join a syndication or invest in a company like what Brandon Turner or Greene currently are offering?

Anyone have any opinions on the investment opportunities raising out of Bentonville Arkansa?  From some research I've done there is positive population growth and their medium household income is above the national avg.  Also, Walmart is building a mega corporate location there as well as it being noted as one of the best outdoor bike riding locations in the country. Any investors can provide some info as to how the market is there currently?

If I was to purchase a property all cash, I would assume using the CoC metric would be void, if that's the case, what would be my next best metric to use to help determine if the deal was profitable and good?


Also, is it usually frowned upon to pay all cash for a house when the ole verbiage is, use other peoples money (i.e., banks, lenders, etc) to make money?

Hello fellow investors,   
I would love some feedback on this deal that I have been looking at, it would be my first entry into a STR. I love the location and the fact that it draws a big draw during the Packers season. I haven't done comps yet and am trying to get a friend of mine to use his Airdna to run it and see if it is doing well. Any feedback, advice, and suggestions are welcomed! Thank you!

@Nolan C.Thank you! Yeah, I was shocked to learn that the area was the equestrian capital of the world lol.  I am looking to get into multi families and am devoted to long term appreciation over high cash flow short term.

Seems like the consensus is Tampa is hot!  Has anyone had any dealing in Ocala Area? I've been looking at this area which is just north of Tampa and it looks like a great area. Anyone can provide any insight, would be great for a 1st time investor.
