Good evening BP friends. I would like to know if there are any agents in this community that cover the area of Hogansville. I am looking to find a trustworthy, honesty, blunt, upfront agent that is willing to help sell a home in the Hogansville area of Georgia. I can provide more details upon further conversations had. Good afternoon BP Community.  

I am posting looking for some guidance and possible advice (as much as legally possible) in order to help a family member. She currently is a resident in Fl and was left property in Hogansville, GA. She would like to sell the property. Being that I have my own property and feel I have a lot of basic knowledge on Real Estate I wanted to make sure she is protected when she sells the property.  I wanted to know if anyone would have some guidance on a few things.  First, if she sells the property as a resident of FL, what are her tax implications in Georgia being that the property was left to her by the man she was seeing but never married to, and she was put on the title? I am familiar with the step-up rate, and I honestly think she will be selling for very little if any more than what it's currently worth when she took possession of it this year. 


Also, will she have to claim any the profit (if any is made) on her FL Income taxes? She is older and lives on a fix income and I will confirm but I believe her federal tax bracket will be in the 10-12% range.

Thank you, Ryan that was extremely insightful! I am an OOS investor who is looking to grow my portfolio with properties that are equity driven as I have a great W2 that does not require me to be dependent on monthly cash flow, that's not to say I want to be in the red either lol. Do you work with Out of State investors and have a team and program experienced to help an investor like me add to my portfolio?

I've been very interested in NWA, especially Bentonville since hearing Henry Washington promote it over and over on their podcasts.  I am looking to be an OOS investor with the concentration on long term holds to build equity over cash flow. Was wondering if that is something that you would be able to provide guidance or direction on.  Thank you.

Can someone confirm my understanding of using Stessa and what I plan on doing or give some advice.

I plan on using Stessa to manage my 1st property, I know most of you said it's not needed, but it's free and keeps everything simple for me. It is making me sign up for their banking account in order to send my tenant the ability to make payments through their site.

But what I think I am realizing is that I can have my tenant make payment through Zelle which is connected to my Chase Business Account. I then have my Chase Business Account linked to Stessa so it will import the payments and still run all the features that I like (Tracking Rental Income, P/L statements, Tax form simple print outs) because it will sync with my Chase Business account.

Would love some advice from previous owners and users of Stessa.

I recently locked down my first property as I start on my real estate adventure.  I tried to research the best and most user-friendly PM site that did not charge a fee to maintain a property, being that it was my first one and I was self-managing and not using a PM.  

I signed up for Stessa because they don't charge a fee for 1 property and appeared to have a user-friendly website.  So far, they have shown to have the absolutely worse customer service response time. I had issues with linking a bank account to their "Stessa Bank account". They purposely do not have any means of speaking to someone live over a phone. They make you use their "bubble" support button. I submitted a help question on Friday, today is now Tuesday and still no response.  

Lesson learned by me and my first experience with a PM website. Avoid them if you want any type of decent response time or customer service response.
