@Joseph Ramirez, have you found prices from wholesale companies to work for your flips?  I haven't been able to make one work for a 15-20% return margin.

@Account Closed, my target response rate is 2%.  I'm on my second drop with 39 responses (most from the first drop). I should exceed 2% before I get to 7 drops.  It is an Absentee owner list.  Some are vacant, but most or rentals.

It's good to hear that you're getting promising leads from probate. That is one niche I haven't fully explored yet. Keep us posted!

My wife and I try to answer 100% of the calls that come in.  Sometimes they go to VM, but most do not leave messages.  We return all VM asap and missed calls as time allows.  Right now we're managing that with about 6000 letters monthly.  I'm thinking we'll need to train buyers to help with calls soon so that is something we are planning for.

@Salim Bessaoud, There are so many REI meetings inside the loop we wanted to focus on the outer Metro areas. The first one we set up was in the Tomball / N Houston area and it has been very successful. The Sugar Land meetup had a great attendance for it's first month last month. This second month should be even better.

I kind of agree with Doug on this one.  New investors partnering together can work out well, but it can also ruin your relationship if things do not work out well.

Investor friendly title companies can handle double closings.  Homeland Title or Patten Law Firm are two that I know can handle that.
