Other than that, be a sponge and soak up as much content to learn the game. Then take action. The last part is where results happen. Don't get stuck in education / analysis paralysis.

Rentals and wholesaling are two completely different business models. You might want to focus on one, and use the other as a backup strategy.

Rentals: Focus on finding good rentals from direct marketing, MLS, wholesalers, etc. When you get a deal that doesn't make a good rental, but makes sense for another investor as a flip or short-term rental, then wholesale it.

Wholesaling: focus on marketing for off-market deals at huge discounts. Wholesale everything and keep a couple great rentals a year.

 Still retired from a traditional W2 job, but working harder than ever! 

In hindsight, I would have held on a little longer and kept holding long-term rentals.

Flipping is great, but it's a job too.

Having a real estate license is NOT required to be a successful house flipper, but it helps a lot! 

The biggest ways IMO are MLS data, multiple solutions for sellers (off market cash deal or listing), ability to rep. yourself on your own deals (saving on commission).

Commission savings adds up fast when you're doing multiple deals a year.

That being said, there is cost to having a license so if you're only doing a couple deals a year then it might not make as much sense.

IMO, it can help though!

Direct access to MLS data, multiple solutions for sellers (off market cash deal or listing), ability to rep. yourself on your own deals (saving on commission), and of course, education & networking.

Having a license costs $$$ though. If real estate is a long-term journey for you, go for it. If it's a part-time investment hobby, then it might not make as much sense, financially at least.

Nearly all of my single-family deals were zero down deals because I got them off-market, direct to owner. 

Otherwise, HELOC is a great resource.
