@Michael Woodward, I worked a pretty flexible job from home so it won't take long getting used to it. Not having divided attention will be a huge plus though!

"The only thing that gets in the way of a great life is a comfortable life." I heard that phrase a while back (I think it was a BP podcast) and it stuck with me.

This has been a long time coming, but my wife & I finally worked ourselves to a position to make that decision.  We realized that we needed to both be focused on our real estate business full time to take it to the next level.

The hard work doesn't end after today, but at least now it's hard work on our own business.

In my area postcards do very poorly since everyone else sends them. Letters and zip letters work much better. Postcards do serve as a cheap way to filter RTS/vacant mailing addresses though.

I've been using hard money on my deals, but on these two deals I have under contract I'm looking for a private lender.  Title is open.  Credit references and financials are available upon request.   Rate/terms negotiable.  I'll finance all repairs and closing costs.  Contact me if you have any questions.

@Willie R., I live and actively market from Katy down to Missouri City. I'm mostly looking for fix and flips, but deals I get that don't work for me I wholesale out. 

I do not see many MF deals around this area other than apartments. Duplexes and 4plexes are more common in town. Then again I don't market for them either.

@Chris Johnson, like others have said, to get the best deals you gotta find them first.  Then if you don't have a great buyers list it can take time to wholesale it.  Of course, closing on it will likely require some funds or at least access to it (line of credit).

Teaming up with someone that can pay for marketing may be a good option for you. You can provide the leg work in exchange for education and time (in the trenches).

Richmond is a fast growing area of SW Houston.  I suspect buy & holds will be rewarding, especially after the 59 expansion is completed.
