I would never allow an owner to stay in the property after it has closed. What I would do, if the owner needs more time is to try and negotiate a lower price in exchange for an extension on closing.

These are some tactics that I have used. Let me know if it helps any.

@Josh Rogan- I get that this is a people business, it's just that the markets that I am targeting are far enough away that it is cost and time prohibitive to go and look at each of them, so I am trying to see if there is an effective way of being able to virtual wholesale these properties by having a real estate agent or someone else that lives in the market to look at the property and send pictures of the property so that I can determine rehab costs.

I agree that it may put me at a disadvantage, but being that I live in a rural community, I don't have much of a choice.

Anyone outsourcing the "inspection" of properties to determine the amount of work that the property needs? I have heard of some investors utilizing real estate agents to do BPO's for each property. Does anyone have any thoughts on that? If so, how are you finding these agents?

@AnsonYoung, how are you getting your pictures and estimating your repairs if you aren't seeing the property yourself? I have thought of utilizing a real estate agent in the area to do BPO's for each property that I have under contract, but I don't know the best way to go about doing that. What would you suggest?
