Dayton, Ohio Property Management
Hey, I own a four-plex in Dayton, Ohio. I’ve been with a new management company since the end of December 2020. In looking at PM’s, there seems to be a high, but fixed, per month charge option, or there is a management fee option. I went with a management fee option as the price per door seemed too high. I’m starting to question that as my current company is charging for every...single..item and it’s costing an arm and a leg to use them.
This isn’t a bashing session. I’m a property manager for my own portfolio in Oregon and I decided to not self manage from afar. Frustrations and concerns have been relayed. The communication is getting better, but it’s still not there. And my rent is being eaten up by a ton of expenses that seem off. Snow removal for February is at $700 already...
What company do you work with to manage your property(ies)?

I run a property management company in Boise, ID and have found that there are generally two PM options: low monthly % fee usually equates to poor service and being fee'd to death for everything else, making the cost higher than a PM at a higher %, but with terrible service to boot.
I don't know anyone to recommend in your market, but finding out what fees they charge in addition to a % of the rent is a good start. From there, see what their communication and service is like- how do they handle basic maintenance and emergencies, both from a service standpoint and from a cost standpoint.
It always helps if the owner/managers of the company are investors themselves...
