@Ronald Trepton who manages for you out in LaPorte? We don’t go that far but I have owners we manage for who are starting to look out there because of the price point. Told them they can have fun with their 100yr old Mich City houses.

It's not possible to compare two states in different regions of the country. First of all, each state has it's own good areas and bad areas and areas growing and those shrinking. 

Pick an area you like and pick an area you have a good team. You can be in the best market but have dud rentals if your team is garbage. And vice versa. Most people would consider Gary, IN one of the worse places in the country to invest. Yet I manage for many there and they are banking. But it comes down to the right people helping you.

Checkout Hammond IN for solid returns on rentals. Landlord friendly area and super cheap taxes.

Sorry- your post is kind of vague. Are you a buyer looking for deals? Or you're looking for buyers? Either way, lets connect. I buy 35-40 houses a year in Hammond. Love it for a rental market and it's turned into a great flipping market too.

Are you buying in your own name and getting a personal loan or going the commercial route so you can put it in an LLC? We're selling to turnkeys to owners getting 20% down and 4% loans. I'm buying a 4 unit doing commercial 30yr fixed at 3.8% and 20% down

Have purchased hundreds of homes in IN without attorneys. Also have a brokerage. If you're working with an agent, they will have all the state forms needed. If it's off market, you need a purchase agreement. Once signed, send it to a title company. If you're buying just over the border in Lake county, I can recommend a few good ones we use. The only time I use attorneys is on larger multifamily deals and commercial deals.
