Loan Rates in NW Indiana

Helloooo~ I am a fairly new investor and I am interested in a duplex for $100-125k in La Porte county Indiana. I have reached out to a few mortgage lenders but most require a 25% down, 4.5-5% interest rate for a 30 year conventional fixed loan. Are those typical rates?
