Welcome- used to live in Munster before building in Dyer. Lets grab a drink between haircuts and chat. I know a lot of people in NWI doing BRRRR successfully.

I know I'm a few days to the show but I'm offering $175K on that based on your numbers. For those sticking to the 60-70% rule, good luck finding deals at that higher price point in this market. In my market, people are fine making $20-25K on huge rehabs so that's what I'm up against. So trying to make 20-30% profit ($100K LOLOLOLOL) isn't happening. I ran my numbers with a $45-50K potential profit. That gives enough buffer to cover some whatifs and other surprises.  My company does dozens of flips a year so the whatifs are usually fewer now since we've seen most things and can spot it before we offer. Good luck

Happy to take a look at any properties you pic up in NWI. Indiana Title and Greater Indiana Title are you best options if you are doing assignments.

@Eric Richards It depends on goals. We have D areas where you can get great cashflow but minimal appreciation (except this year, even those areas are going up). We have A areas where returns on paper are lower but appreciation is higher and less headaches. I've owned in each area and have my own preferences. My management company manages in each area and those owners have different desires.

That split isn’t unheard of but it’s high in my opinion for someone only lending. I’m this market, you’ll blow your brain out just trying to find a property. Then you do all the work over the next 2-3 months to update it. So when it’s all done, you’re months in and get to keep half. I’d do something like 12-15% interest on the loan or maybe 25% profit split but at least equal to 12% interest- whichever is greater. Make sure whatever you two decide is on paper too.

HI - welcome to BP. I went to Taylor University down in your neck of the woods. Was visiting this past fall and wondered if Marion and those surrounding towns like Gas City were good rental markets. Seems like prices are way more affordable. It was a solid 15yrs since I was down there and the development around I-69 was crazy. That British restaurant was spot on. Good luck!
