@Brandon Mattingly for pets- have the applicants run the pet through petscreening.com We accept pets up to 30lbs assuming they pass on the screening (assuming owners we manage for are ok w dogs). Keep in mind, many tenants in C/D and even B areas will sneak in the pet. So allowing it, you can control what pet and collect rent on it. A lot of tenants are getting them in as an ESA as well. I believe if more properties were pet friendly, we'd see less people faking the ESA. A lot of the ESAs are prohibited breeds too.   

Where is the rental? Depending on location, can go with higher credit scores. No one qualifies at 680 for a Gary rental though.

@Sash Joveski Welcome to BP. When Justin and I had a small portfolio, we used Quickbooks to manage the financials for those. As we grew it, it got harder to manage the day to day- unless you're in it daily, it's easy to forget who hasn't paid. That's when we started using 3rd party management in the area. Most sucked which is why we started out own. Cozy (which is not apartments.com) has a decent set up for screening tenants and rent collections. Happy to grab coffee and chat in more depth.

Brian Scanlon with Caliber Homes Loans in Crown Point has a bunch of new programs for investors. I've used him and several owners I manage for have used him for refinances.

I'm buying in those cities too. Looking for rentals flips. Manage a lot of properties in Hammond- great city.

BTW- $4000-5000 for an eviction is a stupid cost. Most attorneys are in the $600 range.

I've used Mike who was mentioned above. Super smart dude when it comes to RE. Communication is a C. I also have had good success with Chad Nally at BCC.

@Becky Brown I manage about 50 doors in Gary at the moment and it's not as bad as most of these folks are saying. You have to know where to invest and how to buy but my owners are making plenty of money there. It's block by block but plenty of nice blocks exist. Is it getting better? I guess it depends on what your measuring stick is but the prices have doubled in the past 2 years. A good deal at $40K is now $80K. Plenty of houses sell for over $100K now. In fact prices are high enough that it makes sense to flip there now and actually make a profit.

Hi- I’m still around. Are you asking what I’d want as a kickback to give someone a seller lead? I’ll answer assuming that’s the question. My owners who are selling with tenants in place want an easy transaction so keeping the sale in house helps. Plenty of my current owners are buyers so it’s easy at the right price to sell between owners. Some want top dollar so we wait to the lease is up, fix it and move on. I’m a buyer so if they are dumping, I’d just take it. Regarding other PMs without the same resources, them keeping the management business the most important factor. That’s their bread and without doors, they don’t eat. Bring them doors too that you find from networking.
