We did this with my personal property.  Our house sits on nearly an acre.  The back yard is probably 3/4 of an acre itself, and the back half of it is full of trees and brush.  We just left it and cleared enough space for our dogs to enjoy and fenced it in.  We live in a residential neighborhood also at the end of a cul-de-sac.  Nobody seems to care that we don't keep it clear.  You wouldn't even know it was our land it just looks like forest back there now.

Not saying you should or shouldn't... Just saying I've done it and it worked out.  I agree with Greg that it depends on your situation.  If your back yard is just grass with no trees, and it butts up to someone else's yard, they might take issue with you letting the back half of your property go to seed.  Perhaps some creative landscaping would be the best option.

I have found the best/easiest time is Saturday mornings between 9am and 11am.  Traffic is light, and for the most part people that work weekends will be at work and people that are off/don't work will still be in bed/inside.  My husband drives me and I can jot down addresses and notes without having to pull over.

Being female I avoid going into C or D neighborhoods alone.  But I drive for dollars whenever I can.  When my husband isn't driving I use my phone to take notes by using the "talk to text" feature so I don't have to take my eyes off the road or slow down to write in my notebook.  Google will take notes and send them directly to my email.

Depending on the area, I get 20-50 houses per trip before my husband gets tired of driving.  I take note of abandoned houses, code violations, and houses that look run down/neglected enough to "stick out" from the surrounding homes.

I was looking up a potential lead and on the tax assessor's site under "Land Class" was the phrase "Encumbered or restricted by easements".

Would this prevent me from getting it under contract?  What additional due diligence and/or contract addendums would I need for something like this?

Welcome!  I can not speak from experience but I would say you could probably find some accurate appraisers and trustworthy contractors by asking for recommendations from local (to Winston-Salem) investors. Good luck!

I second what Mark is saying.

Another thing to keep in mind is that many of your sellers wouldn't even be looking for your website.  Many are going to be 50+ years old and not tech savvy (might not even own a computer).  A lot of people don't even really know about the whole "We Buy Houses" thing and wouldn't even think of it as an option.

As far as a saturated market, the easiest way to get around that is to tap a different market.  Get creative with your lead sourcing!
