I am also a "newbie" in wholesale and i have to say congratulations on your first contract! From what I've learned so far about wholesale I would suggest that you find an investor/cash buyer ASAP. You should be in good hands.

Hello Again, So I've been taking the wholesale strategy and putting it into action, I just had a question about leads, basically the way I'm going about it is I'm searching for properties through listing agents and through my local real estate agent he'll send me notifications such as price reductions, foreclosures, fix-r-uppers, etc. and I start analyzing on the property. I know the main concept is to market for leads through bandit signs, direct mail, so and so forth. The question is; Once the property gets listed through an agency does that necessarily mean that it's too late to make an offer on the property? Or can it still be negotiated and purchased for a great wholesale deal? In other words is it best to pick up the property before it gets listed into the MLS? I know I said I just had one question but as I'm typing so many come to mind please bare with me. Thank you

Hey BP,

I have a question one that has been in the back of my head for a while now. What is the difference between a Condo and an Apartment? silly question i know but i'm just really curious. And i know what your thinking "why didn't he just Google it?" lol well maybe because I just rather ask a well educated Real Estae community and not "Google"

Thank you

Welcome to the real estate world, I'm also just beginning in investing as well so your not alone, I'm actually almost going to close on my first wholesale deal god willing, but before all that I was trying figure out Which strategy best suited me everything from multi's to house hacking, I figured wholesaling was the better option just because I love to analyze. I suggest visit your local REI Meetings and interact with local investors and agents (potential cash buyers) network as much as you can that'll make much easier when you have your first contract in hand. Be prepared to do work a good wholesaler must be honest, must be accurate, and hard working check out "The Ultimate Guide to Real Estate Investing" this book taught me a lot. Hope this helped and good luck with all your future endeavors.

Great advice to a aspiring wholesaler, one should definitely be very honest and willing to do much due diligence basically work hard because it is a lot you have to get done before you start thinking about selling. Great story I just hope you didn't accept the deal 200+ with a 10k rehab is just unbelievable, sounds like somebody just wanted to make some easy money without the work being put in.

Ron S. Great info. Thank you. I guess what I've learned about short sales is that I'm probably going to stay away from those deals for now, just because they sound time consuming and complicating I really don't think they're priority deals for me.
