@Ron S. got it for an investor to purchase a short sale that would be great because they are buying for that amount what ever it may be. so what happens to the amount owed ?

True that would be a good opportunity. Now when you say "what is owed" your talking about what is still owed on the property? correct?

So lets say an investor purchases a foreclosure and decides to short sell it, he or she is just trying to get out of a bad situation basically?

Hello everyone,

I just wanted to ask a general short sale question which i'm pretty sure you have already seen before, but here it goes again. what are some disadvantages and advantages of a "short sale" on the sale side of a deal? Is the seller just wasting time or is the seller making a good investment? 

I'll appreciate any information.

Eric Benzenhoefer I'm very intrigued as to what you said about "flat fee MLS listing" I am not quite sure what it means, if you can educate me on it a little more I would truly appreciate it, also when you say "Yellow letters guy" I assume you're talking about direct mail?? Flat fee MLS listing?  This is the strategy of the Yellow Letters guy.

Hello So I have two properties that I am doing much due diligence on I'm talking about research every single day for the past two weeks now, everything from listing price to repair costs, taxes, holding costs, closing costs, even visiting with my real estate agent once a week, all the way to cash flow from the the two properties how much they will generate. Anyways my strategy in all this is to wholesale and find a motivated buyer or/ investor to purchase the property for a hefty take that property produces After Repair and of course take my share of the deal as well like a finders fee. So basically what I'm asking is if anybody has had experience with this type of deal or any wholesale experiences I would like to read about it, as well as anybody's thoughts on what I'm planning. Thank you

I'm searching to buy very soon might I add my first property too wholesale I really don't want to hold on to it I have two search apps that I use Zillow and truila and I've seen a number of pre-foreclosure and foreclosed homes I want to know what's better to buy into I'm trying to get a great deal for my first property also my funds aren't all that great either I'm also trying to avoid a loan I'd just rather put a percentage down and hold on to the mortgage for a year or however it works with foreclosures but than again that's why I'm here asking Thank you any information will be appreciated

John Jackson lol I will definitely mention your name the next time I speak with Mr. Fair I just recently attended my first RE meeting actually you should come back down and do another seminar so I could personally introduce myself and learn more that would be awesome
