@John Thedford are you actually reading the question at hand or speaking from your past experience with one dishonest person? Wholesaling is not a scam by any means and you don't need to be a REA nor broker to help a homeowner.

As a wholesaler you cannot market any property unless you are a realtor and then your broker would need to know. Don't do anything illegal. Also, you are great in the idea of transparency. You always want to be honest. But what you are thinking about doing is basically what wholesaling is. You should have a buyers list in the local area your are getting your contract in-then you sell the contract to said buyer. Best of luck

I don't know much about Airbnb but I did hear a few new laws passed within the last month making marketing and room rental in tighter guidelines. I wish I could remember which investor site I saw the article in but I do think you need to do research in legalities if you have not already. Much success

The faucet cost seems correct since they can vary drastically. Maybe to control charges in the future you can send your PM a memo advising all maintenance issues over $150 needs prior approval from you. On the other hand, if the repair cost is $105 why are you being charged an extra $85? Who did your PM contract to do the work? If this is a routine maintenance, that amount is too high since you're a regular if on retainer. for my rentals I don't use higher end hardware. I am not cheap but I don't go top end and my PM knows that. Good luck!

To be perfectly honest with you Tyler, I would not take any advise from anyone on here with business needs such as the questions you asked above. You know how you want to scale your business and the projected outlook for the past and upcoming year for tax purposes. Especially with discussing syndications, you need to consult with an attorney to advise you properly. A securities attorney should be your in your top search. Best success

I was thinking about hiring a property manager for my rentals but I need suggestions from people who have or currently use one now. I only have two properties in the South Jersey region and would like the person to be close. This person must be able to control the books for rental payments and schedule light maintenance when tenants request. I also need detailed clean-up for each apartment when a tenant moves out.

It's a great feature you guys added @mindyjensen. I love the goal setting reminder. Once again BP thinks of helping everyone be successful in their endeavors.

@Isi Nau my thoughts exactly. Some people forget they were new at one point. Those are usually the ones struggling the most and are truly not as successful as portrayed.
