I need a detailed Property Manager

I was thinking about hiring a property manager for my rentals but I need suggestions from people who have or currently use one now. I only have two properties in the South Jersey region and would like the person to be close. This person must be able to control the books for rental payments and schedule light maintenance when tenants request. I also need detailed clean-up for each apartment when a tenant moves out.

Most of them will do all that you need and all of them will suck at it...at least relative to what they charge.
