@Melody Kushi I don't understand people. If you are asking for help as a newbie-the negativity only makes them look foolishly arrogant. I think @Tyler Bobo gave the best advise. A lot of realtors just don't like wholesalers however "75 hours" does not make you an expert and no one is steeling your JOB without a license. I went to rea school and it is definitely not the be all end all. I work in foreclosure now and wholesale, working with two awesome REA's. Don't stop please. Use any rejection and negativity as your motivation to get your YES. You got it!

Hi Maricruz, Congrats on the new venture. I think the best way to go about this is find a few contractors in both philly and south Jersey and compare them both in costs and knowledge when discussing the renos. I actually know a contractor who invests in the area and I will send him a link to chime in.

This was a great buy. And because you're renting, your cash flow is a steady stream. Eventually if you decide to sell, you will make a great profit as well. Either way, you guys rock with this choice!

I actually think that's a hell of an idea. You are both putting equal interest in the property, either by owning or fronting the financial aspects. To JV with someone with similar interests plays an important key in motivation later on if any hiccups arise.

You would defiantly want to put it in an LLC to protect you both after renovations are completed. I am still newer in the industry so no I have not done anything similar. However, putting the JV into an LLC is an inexpensive way to start on the right foot and air out all communications now to avoid many mishaps later. You need to protect yourself. You can be kind but remember, generosity and business are two different things.
