Hi All,

I am living in South Jersey Area and planning to buy a foreclosure property for myself and hold it for next 2-3 years, fix the property during this period slowly and eventually sell after 2-3 years. And use the cash to buy a new property for my family and rest of the cash for rental property down payment. (Buy, Stay, Rehab, Sell, Repeat).

Does anyone have a recommendation for a good licensed contractor to evaluate the cost for fixer/upper.

Hello, I have attached the contractor to the tread, he is licensed and bonded in south jersey....Check him out.

Best

I get good leads from the list, I consistently rehire...Good luck

Does Fivver actually bring in results for you? I’ve never heard of that method before very creative. Would you mind explaining further?

Sure, So lets say I have a lead list and I need a VA to cold call for me. I will send my script, message back and forth for clarity then ask for a sample call. if I receive appointments, I use that person again. Read the details carefully some only call once with no F/u.

If I need organization, I hire a CSR to vet my info, create it in a list based on city, zip or whatever and pay the flat fee.

If I went D4$$ found  bulk of addresses but need contact info, I will pay a rep to skip trace for me. I receive, email, numbers, names other addresses if the property is vacant, its usually the mailing and the info is vetted. If not offered, I scrub against the DNC list for my state and get calling.

Best of success to you!

Awesome!!!!!!

I send a general text first with the property address then I call 48 hours later. Make sure they are not on the DNC list prior to calling though. Unless your rep scrubbed them already!!!!!! Best success

Good morning, VA=virtual assistant. Many people closing 4 or more deals per month spend most of that money on marketing. I bank my capital and spend smarter. I choose to hire quality people on a dime. Remember you get what you pay for but sometimes less is more.

I actually use Fiverr. I give them my script. Give them the lead list and tell them what I look for. I outsource only those with 90 or more reviews at 5 stars. Nothing less because they are newer to the site and I wont risk it since they the first line of communication with sellers. I pay extra for roll play, voice recordings and weekly check-ins. I also ask my sellers detailed feedback. Best success!
