I do have a question related to the terms of financing - where are you finding 30 year am loan for an investment property?

@David Faulkner Thanks, David. I'm from a very small town and have been told I'm transparent to a fault. Using the term "sell them on" was an abbreviated, un-educated use of - "What information should I be providing them to help them understand why their $$$ is better off with me than in the Stock Market." Your suggested approach seems not only, most appropriate, but also seems that it would align me with people I would actually want to work with.

Bill F. Interesting. That thought never crossed my mind. I'm thinking this is not necessary in a JV situation but if I'm looking toward syndication I better start educating myself. Thank you!

@Bill F.40 unit, 3 buildings - in my market (where I live), coming out of USDA being offered with ability to turn to market rate rents. Have pre approved Sr. financing of 80% LTV, 20 yr. am (possibly 25) @ 4.25% (great relationship with lender). Offered at 8% Cap. Looking at 10% cap offer (based off my projected gross rents and historical expenses) need $200-$237k investment to cover down payment. I have funds to cover closing costs ( appraisal, title, transfer tax, environmental, etc.)

Bill F. Jeff Greenberg thank you both. My initial thought was a JV. It is clear I have much more research to do on syndication. I appreciate you both taking time to help educate me. I also would never use the term guaranteed, as I'm sure you wouldn't either Bill. As for the question pertaining to how long an investor may want to keep his/her $$$ in a deal perhaps stating I was planning on some type of partnership explains that. Also, it may be some other type of financing that may suit my needs. Again, I'm looking for down payment cash, and how to appropriately structure a deal that is solid for all parties involved.
