@Inderjeet Nawdeep

The crowdfunding sites accept very few deals.  I just interviewed the founder of Realty Mogul on my podcast and she said that they only accept about 5% of the deals submitted to them.

This is because crowdfunding sites have nothing to trade on other than their reputation.  They are not sponsors and don't have experience running deals themselves.  So they have to be extremely picky with sponsors and with deals.

They only accept the most experienced deal sponsors with very good track records, and then only accept a fraction of the deals that those sponsors submit.

I speak from experience - we submitted a deal to Realty Mogul a couple of years ago.  Our sponsor team had experience with tens of thousands of units.   They accepted us as a deal sponsor, but rejected the deal we brought to them at the last minute after showing strong initial interest.  We did not wind up closing that deal in the end.
