Hi @Michael Herr. There are no stupid questions. :)

I only have one that I actually have read and it is Commercial Real Estate Investing- 12 Easy Steps to Getting Started by Jack Cummings. I've seen mixed reviews for it on Amazon but it served the purpose for me. It's a very basic book and good (I believe) for someone band new to commercial investing. I'm sure there are some more excellent books out there. Amazon has a good list. But this is the only one that I have actually purchased.

Good luck!

Hi everyone. I am very interested in meeting with and getting to know commercial developers in the Central Florida area with experienced in mixed use developments or hotels, looking for projects to take on or get involved in. I can't go into too much detail right now, but something was presented to me earlier this week that I was originally going to pass up on, but have decided to check into. I am specifically asking about the Osceola County area. Please check in and let me know what you're working on or have worked on, and what you're looking to work on in this county.

Thanks!

@Dan Oliver I plan on attending the next GOREIA meeting so we will definitely meet. And yes, I'm learning that. The tv shows make it glitzy and glamorous, but what I'm learning is function and form for rehabs and rentals. It's OK to make changes but not to get crazy or over improve the property. I'm learning. :)

@Ryan Kopczyk  a title company I'm considering using. Absolute Title.

Sounds like he wasn't a lead but rather someone just fishing. :/

Lucas you are absolutely correct. They key is finding the right combination to use where you know your audience will be. Sometimes people will be frustrated and say "well I'm using them all and still not seeing any results" and it's usually because they haven't taken the time to find out if their audience is there, how they use the platforms, and the most important element engage them to build credibility and awareness. A lot of people use social like a cake recipe without the key ingredients and wonder why the cake won't rise/bake well/taste good. There is no simple in a box done for you solution. It takes observation, engagement and great messaging to work and you can't get that from a book or program.

To piggyback off the Youtube conversation, some people are putting transcripts (or partial transcripts) of their videos underneath the videos, with a link to the entire transcript on their website (of course). It helps with SEO organically because of YT's ties to Google.

Keep in mind that while some people use Youtube, the attention spans are getting shorter each day. So I'd suggest keeping videos well under 10 minutes (5 if you can). Also, if a video seems like it's going too long, don't be afraid to break it down into chunks. Depending on their purpose, time and attention span, most people would rather watch 4 5-minute videos instead of a 20 minute video. And you should always be urging them to subscribe to your videos/channel. And make sure you ask them to leave comments and questions, and engage back when they do.

And everything @Josh Caldwell said about Youtube.

I'm not an attorney or legal professional so take this with a grain of salt. I was told by an attorney friend that putting everything in a living trust gives you better protection. So if you have an LLC or corporation, then place that LLC or corporation into a living trust, it offers better long term protection. Ric Edelman talks a lot about this kind of protection. I am not a client nor affiliate of his but I have listened to his podcasts and read a few of his books. Here is his website link: http://www.edelmanfinancial.com Also check out any variety of financial websites that talk about asset protection and financial planning.

The living trust coupled with the insurance that @Rob Beland spoke of should help. But it isn't really a matter of LLC vs corp. Talk with your attorney and tax advisor before taking any steps. Hope this helps.

@David Pupo CFRI and also Robyn Thompson's group are great resources. As far as a general contractor, I've only met one that I can introduce you to. But I haven't worked with him yet. I have no problem introducing you though. There is one that many of the Osceola CFRI members keep raving about. I can find out more about him at tomorrow's meeting.
