Rule of thumb. If you're thinking about vacation rental ownership, you'll be better off buying a property outright and renting it out. Timeshares are not a sound investment. They're not an investment at all. Good luck.

Congratulations on closing on your home @Curtis H. You can hire someone with design experience/services to take care of all of that for you. If you're going to be using the property as an Air BNB or other vacation rental, that means you need quality, durable furnishings, staged to make guests want to book your place, and (maybe) someone who can be responsible for turnover cleanup. Register your domain. Select a hosting service. Install Wordpress (most hosting companies have one click install). Buy a real estate themed template from Themeforest.net. Do it yourself. Templates allow you to drag and drop. They're pre-formatted. Woocommerce and Magento are ecommerce platforms and aren't really relevant to what you're doing.

Oh I guess I never came back with an update. Wow, has it really been 9 months? 

Anyway, I DID pass the exam in June 2015. I have not been an active agent, although I did register with a brokerage (online). So my license is active. But I've sat on the investing sidelines long enough. I've attended so many meetings and trainings and seminars. I am finally ready to make some moves. 

Overall, the license is a nice to have and I'm glad I did it. But I now understand I don't necessarily need it.

Sonia I have that book and LOVE IT. It's definitely a must read.

Or if they don't, they will begin to look stupid to others who see your growing contributions and value. Anyway, a great read. I go back and re-read sections when I need a boost.

@Jenny Cunningham Hi. I've been away from Biggerpockets for a while. But I did try to start a women's group. Unfortunately many of us couldn't ever find the time to get together. I'm still interested and while I'm still in the Orlando area, I'd love to connect with you. I am relocating in a month to California, but would still be interested.

Hi Justin. Not sure if you're still looking for a Sales Executive, but have you thought of outsourcing the hiring process for this to save yourself time, energy and money?

Kurt that is wonderful! And yes, I got the Alex P. Keaton reference before you even said it. Good for him taking an interest so young. I love it! And I bet "Alex P. Keaton" would be doing very well today in 2015. :)

Hi Josue.

Former Bronx Chick here! :) 

I just got my Florida license last month. And the others are correct, there is a lot of costs associated with it. Sure you could get it and put it on inactive. But the license really isn't doing you any good sitting inactive for a year. I would bit the bullet, get my New York license and practice while still there during this next year. 

Keep in mind each state has different laws and practices. So what may be OK in NYC may not fly in Florida. So don't go into it with the mindset of "oh I'll just take it again in Florida". You WILL have to take the Florida course and exam regardless if you are NY licensed or not. 

Get your NY license, get some practice under your belt, then when you relocate to Florida, you'll have some experience going in. I would also recommend going with a broker who has a national presence so when you do get to Florida, you can stay (if you choose) with the company.

And one more thing. The BRONX is a hot market now??? WOW. I moved away almost 20 years ago and would have never thought of the Bronx as a hot market for real estate. And I grew up near Parkchester/Soundview areas. Go figure. Maybe it's time to take a trip back home to see.
