Hi David. Check out Themeforest.net for landing pages and also these two plugins: Inbound Now, and Call to Action.

If you don't mind spending some money, Lead pages seems to be the hot item these days for landing pages. They are effective from what I've seen. But I haven't yet used them myself.

Interesting conversation. For those of you who are not technically inclined and don't want to contract with an expensive design firm, a good option is to find a VA who has experience in website design/maintenance (that's important), SEO optimization, social media and also a good writer. And for those who want to do it themselves, Themeforest.net has some excellent Wordpress themes (templates) that range in price and are mostly drag and drop. A Wordpress site with the right plugins can make your website fully robust and user friendly. I am not affiliated with Themeforest.net but they have great templates that I've purchased.

I may be a newbie to Real Estate and BP, and have little to offer on that side of the conversation, but anywhere I can help out or add value, I am happy to. Hope this helps.

Eric you can check out a site called Assist U. They not only provide VAs but they have a certified training program. I don't know if they have any that specialize in Real Estate though. I have not gone through nor represent this company, but I know they've been around since the 90's.

Thank you Justin. I will definitely check out CFRI and make those calls. I did go to a KW & Century 21 open house this week. I've also been looking on Craig's List to see what kind of RE openings aside from agent that are available. I responded to a thread here on Bigger Pockets about technology and it gave me an idea to contract myself out to realtors and investors to help them implement technology and social media. But it's still in idea stage at this point. I've just been reading as much as I can on this site and others across the internet and I've check some real estate books from the library.

@Fausto Carosella I too am considering getting my license. I haven't invested in property yet but plan to in a few months (God willing). 

Aside from MLS listing, you don't need to become licensed as an agent to get great technology. If you know basic Wordpress to put together a functional website and know how to implement plugins, you can have a site on par wit or better than an agency. As far as follow up systems, CVita is a great one that can be implemented with your website. You can even set up your site so people can call you directly from your website (forwarded to your phone). If you have an iPad, you can do wireless printing. In fact, most printers that are being made now are wifi and wireless printing ready. There are CRM programs to manage your databases. And don't forget about social media integration. There's project management apps and programs to manage your flip projects and properties.

There are tons more ways you can use technology. I even considered taking my tech knowledge to work with realtors and investors at one point. But don't believe that you need to work through an agency to make advantage of technology. Hope this helps.

WOW. Some of you guys have such big hearts. I hope you realize how much you are a blessing to your tenants. It takes a lot to do something from the heart for tenants, or anyone in general. @Arlan Potter you made me cry. You are such a thoughtful person. You too seem like a great landlord @Marcia Maynard

Thank you guys for responding and being supportive. I truly appreciate it. The more I read around the forums, the more I see how the members offer words of encouragement to people just starting out and/or are in similar situations to mine. 

I'm a resilient chick. :) But I have my days. I know there are no magic solutions other than to work my butt off to get out of this situation. But I'm hopeful even though I see no possible way to make this work in the near term. I'll keep on pressing on and reading and learning.

Hi everyone.

I just stumbled upon this site about a week ago and have been reading voraciously trying to learn as much as I can. I'm in a crazy situation, but not so crazy that I can't overcome it eventually. It just seems like I'm running into brick walls of fear right now. So I'm just going to put it out there and hope to get some implementable advice.

I'm 45 and enjoyed a career as a Contract Recruiter. I was in a relationship that went south recently, and on top of that work dried up. While I was thinking the mortgage and all was being paid, I found out in December that my house was in default. I am in the process of trying to avoid foreclosure and do a remodification. Who knows how that'll turn out. I'm hoping I don't have to claim bankruptcy. 

So in January, I relocated to Orlando to try to get my life back together and became interested in real estate. I am considering joining an upcoming RE Sales Agent class in two weeks if I can come up with the tuition. I did start meeting with a realtor who I expressed an interest in trying to get a multi-unit property to invest in. I've looked at four so far. Three are 100% occupied. One is a quad with three units occupied. 

I would love to start off with one property. But I know that my credit has taken a severe hit. Trying to find a recruiting job in the area has been as tough as it was in my previous city (which is why I've been out of work and looking since July of last year). Some days are mentally tough but I push through it. I really hadn't expected my life to be like this at 45. I followed all the rules and have been a responsible adult. But this last year has been hell on me. I looked into real estate investing because I keep hearing those "no money down" spiels. I know it's probably bull, but I'm trying not to let my situation make me desperate. I can't afford to lose a dime at this point. 

So I'm hoping to get some advice from someone who's been there or from anyone who can give me some real feedback. With my situation, is there any way I can invest in a multi-family property? If I can get just one, I feel that will help me begin to rebuild my life.
