Real Estate Agent before or after moving

Hello fellow BPers,

After some introspection, I've settled on becoming a successful real estate agent first before I delve into REI. However, I'm planning on moving down to Florida from New York a year from now and I believe there is no reciprocity between the two states. I'm 27 years old, married and working a full time job I don't like with no room for advancement, both financially and self improvement and I believe Real Estate is where my heart is at. Here are my questions:

1) Should I go for NY RE agent license anyway and just take it over again once I move to Florida? What possible benefits could there be to doing so rather than waiting to move before becoming an agent?

2) For those familiar with Florida markets, specifically Orlando/Tampa area, what in your best opinion is best for focus on, residential or commercial properties? Does it matter?

I agree.  Wait until Florida and save money like a madman so you have a cushion to work on when you get there.
